HOW MUCH HOUSE CAN I AFFORD: Know what you can afford before you start looking. This will ensure you don’t waste your time, or set your heart on a home you may not be able to buy. Consult with a mortgage broker, bank, or financial advisor. Contact us and an agent at The Brokerage will be happy to provide a few recommendations to get you started. Recommend speaking with several banks and mortgage brokers to learn about different loan products and terms. They are not all the same.
GET PRE-APPROVED: Once you've determined your budget, you should obtain a pre-approval letter. This letter will need to accompany any purchase offers to demonstrate your credibility as a buyer. You will need to provide your lender with basic personal information, including SSN, employment history, pay-stubs, other income (if applicable), asset information and debt (child support and etc).
PREPARE A CHECKLIST: Define the most important home features and begin shopping for your ideal home. By defining these requirements, you won’t waste time looking at houses that don’t meet your needs. Key features include: bedrooms, baths, amenities, garage, age, style, town, and/or neighborhoods.
FIND A HOME: Timeframe on finding a home will vary depending on availability. It is best to give yourself at least 2-3 months. READY TO SUBMIT AN OFFER: Once you've identified the home you want to purchase, be sure too:
PREPARING TO CLOSE: Fees vary, but estimate 3% of purchase price. At this time you should also secure homeowner's insurance and contact your utility companies. You will want to transfer the accounts to prevent service interruption ahead of time. Your attorney will take required steps to schedule closing.
FINAL WALK-THRU: We would schedule a final walk-thru with/without your building inspector to make sure any repairs requested have been completed, home is still operational and wasn't damaged prior to close.
CLOSE: On closing day, you will meet with your attorney to sign the final documents and pick up house keys. Your attorney will record the new deed in your name at a local government office and the house is yours!
